Termite Treated Pine Truss @ 900mm centres for tin roof, with ceiling battens for plaster, NOT direct fix to truss.

ROOFING
The All Star Range includes both concrete tiles and colourbond roofing (plan dependant) with steel roof battens, colourbond fascia and “slotted” quad gutter. Subject to plan.
Upgrades available from concrete tiles to colourbond roofing.

WINDOWS:
             Quality Windows & External Doors as per your plan.
             Aluminum improved frames & clear glazing is a standard item on our houses. 
Performance glazing is subject to energy rating

EXTERNAL SWING DOORS:
             All our external swing doors are powder coated aluminum frame & door with clear glass.
            You can choose a timber door to be fitted to your aluminum frame with an allowance of up to $600.00
             Aluminum frames are maintenance free, unlike painted timber frames.

WET AREAS:
Ask about our beautiful bathrooms
as a standard we do full tiled showers, not poly marble bases.
Shower screens are a 2000mm x 1000mm glass panel 10mm thick.
Pivot shower screens on shower bases—if you decide this option.

STANDARD TILING
Standard Tiling allowance
2000mm high in showers, 1000mm high around bath, one row above vanity’s and laundry bench, skirting tiles elsewhere in wet areas.
Wall Tiles:  @ $25 per sqm for ensuite and bathroom.
Floor Tiles: @ $35 per sqm as per plan.
Mirrors on Vanity’s : Standard frame x 900mm high or Custom homes have polished edge and full width.

DOORS & ARCHITRAVES
Architraves—67mm wide NOT 42mm
Skirting standard—67mm  with the upgrade choices of 92mm, 140mm & 300mm.
2400 ceilings have 55mm cornice as a standard. 2550 & 2700 are 75mm & 90mm by request.
Redicote Doors, 2040 high as selected from our standard builders range and flush panel doors can be upgraded with a 6mm MDF facing for a better paint finish.
Finger jointed pine door and robe jambs, NOT MDF (craftwood).
“Schlage” Locks from builders range.

BRICKWORK
Face Brick up to $750.00 per 1,000 bricks (any mortar colour).
We can also do any Block range to suit your requirements.

CLADDING
Many of our plans show various external claddings.
Final pricing is subject to cladding selection.

JOINERY ITEMS
Quality Laminated Kitchen: as per your Joinery plan.
Standard Kitchen includes laminate bench & doors, 1 set of utensil drawers, 1 set of pot drawers & doors & standard handles.
Stone benches are standard in all plans.
You can upgrade your kitchen to suit your requirements, POA.
Splashbacks have an allowance of $500. Choice of tile, glass or “Metaline” up to the allowance value. Anything over is P.O.A.
Quality Joinery Vanity’s:   allowance for 2 vanity’s, full width as per joinery plan.
Standard Vanity Cupboard includes laminate bench & doors, 1 set of drawers & standard handles.
Laundry Cupboards:   washing machine space, and a 600mm laundry tub.
Upgrades are available for a full bench and 600mm broom cupboard (where applicable), with a 45 litre insert trough.
Walking in Pantrys: are plan dependant.

ROBES
All robes have one top shelf, double & single hanging rails and 2 sets of 4 shelves.
Master bedroom includes “his” & “her” shelves.

PAINT
All homes are a 3 coat with 2 Colour Paint System, features walls are extra.
2 coats high quality washable low sheen on the walls.

Upgrades available for an allowance for more zones if required.
Other systems are available such as ducted gas, evaporative cooling and hydronic are available upon request.

FINISHING PACKAGE
All floor coverings are from our builders range of carpets and “Knight tile” vinyl planks or
ceramic tiles and can be included in your finishing package for your contract price.
50 square metres grey concrete driveway and 6 metres of path to clothesline.
             Nonslip grey concrete in Alfresco area, as per plan.
             Clothesline—is a standard inclusion to the allowance value of $300.
Landscaping and Fencing if required.

CONSTRUCTION PERIOD

Our standard contract is 26 weeks and house construction time is from when the slab is down to practical completion and final inspection,
but final payment must be made before final handover of the keys is done.
